We offer a periodic home inspection service, with several plans available. We aim to deliver a viable inspection option comprised of 25 key points, ensuring the smooth running of your property, whether occupied or not. Our service offers a viable option with different plans, whether weekly, fortnightly or monthly, thinking about your comfort and promoting a problem detection and prevention service. We complete a comprehensive report on-site with photos, giving you peace of mind when you are away. If a defect is found in any aspect of your residence, our team will be ready to notify you immediately, providing the solution you find most feasible. 

Our inspection includes, but is not limited to:

Walk the perimeter of your home to inspect:

  • Windows & doors for concerns of attempted access or leaks/cracks
  • A/C, pool pump, water softeners, etc. for damage or theft
  • Landscaping & lawn to determine the level of care provided by lawn service company
  • Roof & gutters for damage or obstructions (from ground level)
  • Lanai access door(s) & screens for damage or attempted access
  • Animal related damage to home, lanai or yard

Upon entering your home we record:

  • Record your thermostat settings and thermostat readings
  • Record the humidity level of your home using a portable humidity/temperature meter

Upon entry of your home we inspect:

  • All windows/doors for leaks, attempted access, cracks or damage
  • Run water in kitchen sink checking for leaks under sink

Benefit: This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Run garbage disposal (if applicable)

Benefit: This lubricates the seals and help prevent the mechanism from seasing up due to sitting over long periods of time

  • The refrigerator(s) & freezer(s) temps
  • Short cycle the dishwasher once per month

Benefit: This lubricates the seals, also keeps drain full to prevent odors, insects, etc.

  • Check & reset clocks on appliances (indicates power failure)
  • Garage for attempted access, insects, pest, etc.
  • Electrical panel for tripped circuit breakers and hot breakers

Benefit: Circuit breakers that are warm to the touch or that trip consistantly indicates a weak or defective breaker which may lead to a complete failure or even an electrical fire in the future

  • Water heater for leaks, corrosion, etc.
  • Run water in master bath sink(s)
  • Inspect under sink for leaks

Benefit: This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Run water in master bath tub/shower
  • Inspect for leaks

Benefit: This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Flush the master bath toilet inspecting for leaks and function
  • Run water in guest bath sink(s)
  • Inspect under sink for leaks

Benefit: This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Run water in guest bath tub/shower
  • Inspect for leaks

Benefit: This lubricates the seals, also keeps trap full to prevent odors, insects, etc.

  • Flush the guest bath toilet inspecting for leaks and function
  • Ceilings, coves, light fixtures, etc. for leaks or damage
  • Insects, pests, etc. throughout home
  • Laundry room
  • Washer water connections for leaks & corrosion
  • Dryer vent connections for pest & insects
